Getting Started: Starting the Home Sale Process

The process begins when a Daunno Realty Sales Associate comes to get to know you and your home. The initial meeting starts with the associate taking exterior and interior photos, measuring each room, and assessing your home's key features. The Associate will also ask about any improvements you may have made over the years and listen to whatever concerns you may have.

If you should have an older or more dated home, this associate may also ask to bring in one of Daunno Developments construction experts to prepare budgets on things such as:

  • New roofing, siding and windows.
  • Kitchen and Bathroom renovation or repair.
  • Potential Addition or Add-a-level pricing complete with floor plans and proposals.

These budgets and proposals benefit our clients who have decided to sell their home “as is.” The budgets illustrate real world costs a potential buyer would incur when fixing the home.

Once your initial home evaluation is complete, your Daunno Realty Sales Associate will begin determining a price. They will start by thoroughly researching comparable homes in your neighborhood and town and will prepare a Comparative Market Analysis. He or she will advise you of recent sale prices, how similar homes are priced now, and even review homes that didn't sell and were taken off the market. Location, property size, style, age, physical condition, special features, and recent enhancements will all be considered in assessing your home's value.

Using everything we’ve learned, our associate will create a customized marketing plan that will provide you with a clear idea of what will be done to attract the most potential buyers to your home.
